NCR-based real estate developer Trehan Iris has acquired a 3.4-acre land parcel in Greater Noida to develop one million sq ft of retail space, Abhishek Trehan, Executive Director of the company told ET.
The total project cost including the land and construction is Rs 360 crore.
“Our long-term vision is Iris Broadway to emerge as a whole entity of our company therefore we will be looking at the retail projects across India. We also plan to do DM under this brand and those will be flagship brands only working with retail. We have specific plans to take up DM models in tier 2 & 3 cities which holds huge potential for the retail sector in the coming years,” Trehan said.
Planned as a premium green retail and entertainment destination, Iris Broadway is conceptualized by Benoy, UK, the team behind the famous Ferrari World and Dubai City Walk. The retail experience is designed by renowned architect – Cross Works, UK while the landscape and central atrium is designed by Uncommon Land, UK.
In addition to this, Façade Consultant – FCD Vietnam and Parking Consultant – Secure Parking, Singapore have also been roped in for the project. It consists of a mall, a hotel with banquets, and an office tower.
“We will deliver the retail in three years from now and its office and hotel part will be delivered in next one and half years,” Trehan said.
The company, which has a similar retail project operational in Gurgaon, has planned future development in Jaipur and Bangalore.
“As a company, we do all necessary due diligence and market assessment before bringing a project into any new geography. We focus on the market potential and the prospect of the region to offer the best value to our brand partners, patrons as well as to customers,” he added.
In the greater Noida project, the retail area will have 6 large dedicated anchors, a triple-height family leisure centre, and separate independent entry/ exit and drop-off points for retail, hotel/ banquets, and offices.
A dedicated express escalator from the atrium is planned exclusively for the food court. It will also have an Grade A 30-floor office tower with a dedicated business centre, gym, and terrace restaurants.
This Mixed-use development will also have a 100-room boutique hotel with 3 large banquets and adjoining landscaped terraces and a swimming pool with a floating bar.
“We are targeting about 1000 retail points at this upcoming project and foresee about 25000-35000 footfalls on weekends and about 15000 on weekdays. There would be a mall within a mall of 6-meter height on the lower ground floor,” said Aman Trehan, Executive Director, Trehan Iris.
